Whether you're buying or selling a home, here's how to best go about it in today's market.

 

FOR BUYERS ~

 

1.  In a market with a lot of options, it's good to research specific neighborhoods before looking at homes.  Find out what other homes in the area are selling for today.

 

2.  Be picky!  Buying a house is a huge investment, and since buyers are in the driver's seat in this market, they can look at several listings to find the perfect fit.

 

3.  Before looking at homes, meet with a lender to secure a loan (click on my "Consumer Links") and evaluate your financial situation.  It is important to know what you can afford before narrowing down listings.

 

4.  Home inspections are vital to minimize surprises once you move in.

 

FOR SELLERS ~

 

1.  Exposure is key.  Although it may be inconvenient to show a home at unpredictable times, it allows more buyers to view the house.  More showing leads to greater interest.

 

2.  Rid the home of clutter and make it resemble a model home.  Wild posters and unusual lighting treatments will turn off buyers.

 

 

3.  Be realistic about the price.  It's important to price off data in your neighborhood from the past few weeks.

 

 

 

4.  Sellers should leave the house when potential buyers arrive.  Having the sellers in the home can make it uncomfortable for buyers.
